The best area is the one that fits your daily journeys
Start with the places you need to reach each week: work, school, groceries, healthcare and family. Then shortlist homes that fit your full monthly budget. A well-known postcode is not enough if the actual street, building or commute does not work for you.
This guide compares areas within Colombo city and nearby suburbs in the wider urban area. The suggestions are a starting point for viewings, not a ranking of safety, investment returns or school quality. Editorial review: 28 September 2026. Check current listings, transport and local conditions for each address.
| Area to compare | A reason to shortlist it | Test before deciding |
|---|---|---|
| Kollupitiya / Colombo 3 | A home near destinations in the central coastal corridor | Main-road noise, parking and the route to work |
| Bambalapitiya / Colombo 4 | Access to the coastal corridor and a railway station | The walk to transport and the train you would actually use |
| Havelock Town / Colombo 5 | An inland city location to compare with coastal options | Your exact road connections and last-mile travel |
| Wellawatte / Colombo 6 | Another coastal option with a railway station | Street activity, crossings and building access |
| Cinnamon Gardens / Colombo 7 | A location to compare if your regular destinations are nearby | The specific property, walking route and total cost |
| Rajagiriya or Battaramulla | A wider-area option for journeys towards Kotte and Battaramulla | Peak-time travel to every household member's destination |
| Dehiwala or Mount Lavinia | A southern suburban alternative | The full journey north and access to local services |
Kollupitiya and Bambalapitiya: compare the actual coastal address
Put Kollupitiya and Bambalapitiya on your shortlist if many of your regular destinations lie in this part of Colombo. Compare the exact position of each home with your workplace and daily errands rather than assuming that any address in the area is equally convenient.
Sri Lanka Railways lists Bambalapitiya on the Coast Line. If you expect to commute by train, check the service, walking route, crossings and return timing. Being near a station only helps when the complete journey works.
At a viewing, listen with the windows open and closed, check delivery and vehicle access, and visit at a busy time. For coastal buildings, ask the inspector and management about exposure, maintenance and repair history rather than assuming a sea view is the only consideration.
Havelock Town and Cinnamon Gardens: test the inland-city options
Compare Havelock Town with coastal locations when its road connections fit your routine. For Cinnamon Gardens, start with the particular destinations that make the area attractive to you, then check the route from each shortlisted property. Neither neighbourhood name guarantees a quiet street or an easy commute.
If you want to walk, test the entire route to a shop, park or other regular stop. Look at pavements, crossings, shade, lighting and access after rain. A destination that looks nearby on a map may still require a drive in practice.
Compare the homes themselves: usable space, ventilation, parking, lift access and management costs. Ask for current quotations before assuming an area is affordable or out of reach; this guide does not assign a price band to a whole neighbourhood.
Wellawatte, Dehiwala and Mount Lavinia: compare the southern route
Wellawatte is within Colombo city; Dehiwala and Mount Lavinia are neighbouring suburban options to the south. Keep that distinction in mind when a listing broadly describes its location as Colombo. Use the exact address when comparing travel.
The Coast Line includes stations at Wellawatte, Dehiwala and Mount Lavinia. Check the current timetable and station access if rail is part of your plan. For road travel, test your outward and return journeys during the hours you normally travel.
Compare homes on main roads with those on connecting streets, and inspect the access to each building. Check nearby errands on foot, parking arrangements, night-time noise and the route used for school or work. A longer journey is only a good trade-off if the home and total cost justify it for you.
Rajagiriya and Battaramulla: consider the wider urban area
These are alternatives outside Colombo city proper, particularly worth comparing when your routine takes you towards Kotte or Battaramulla. Do not treat them as interchangeable: test the exact route from the proposed home to each destination.
If members of your household travel in different directions, record all their journeys before choosing. A location that improves one commute can make another much harder. Include transfers, school collection and evening errands, not only the morning drive.
Ask about drainage and past access problems at the specific property. Use the relevant local authority and planning information to investigate proposed development or restrictions. A broad neighbourhood label cannot establish flood exposure or guarantee that a nearby view will stay open.
Compare total housing and travel costs
For each home, add rent or loan payments, management charges, parking, utilities and realistic travel costs. For buying, also allow for transaction costs and repairs. For renting, check deposits, notice terms and what the rent includes.
Keep travel time separate from the cash total so you can see both trade-offs. For example, an extra 30 minutes in each direction over five workdays adds five hours of travel per week. That is an illustration, not a journey estimate for any of these areas.
Use the same scorecard for every address
Mark each item acceptable, unresolved or unsuitable, and keep supporting notes. Set your non-negotiables before viewings. If the commute or total budget fails, an attractive finish should not erase that concern.
| Check | Evidence to collect |

| Street conditions | Visits at different times, drainage observations and local enquiries |
| Home and building | Inspection findings, access, ventilation, noise and management records |
| Affordability | Written housing costs plus realistic transport and recurring charges |
Frequently asked questions
Which area is best for families?
Start with the household's school, work and care arrangements, then compare actual homes. Check admissions directly, test journeys and inspect the building and street. No neighbourhood suits every family.
Which area is cheapest?
This guide does not rank current prices. Obtain comparable quotations for the size, condition and facilities you need, then include management fees and travel costs.
Which areas should I compare for a train commute?
Bambalapitiya, Wellawatte, Dehiwala and Mount Lavinia have Coast Line stations. Check the services you would use and the walk or transfer at both ends before choosing a home.
Is a coastal apartment always a better choice?
A coastal setting may appeal to you, but compare noise, exposure, maintenance history and your actual daily routes. Inspect the specific unit and building.
Should I rent before buying in an unfamiliar area?
A temporary rental can give you time to test the routine if it fits your budget and plans. Account for the lease terms and extra moving costs before deciding.
