How much should you expect to pay?

There is no single Colombo apartment price. The advertised examples gathered for this guide run from LKR 44 million for a three-bedroom unit in Colombo 6 to LKR 180 million for a luxury unit in Colombo 3. These are individual asking prices, not a citywide price range, average or record of completed sales. Homes outside these figures also exist.

Start with a specific neighbourhood, floor area and building type. A compact resale apartment and a large apartment in a development with extensive facilities are different purchases, even when they share a postcode. This guide covers buying; monthly rent is a separate comparison.

Listing information checked on 28 September 2026. Public advertisements can remain online after a price changes or a property sells. Confirm the current price, availability, currency and inclusions directly with the advertiser before relying on a listing.

Colombo asking-price examples

These two advertisements illustrate how much location, size and specification can change a purchase budget. They are not a representative market sample. Details below come from the linked advertisements; the properties have not been independently inspected and availability has not been confirmed with the sellers.

LKR 1 million equals 10 lakh; LKR 10 million equals 1 crore. All amounts below are purchase asking prices in Sri Lankan rupees.

Advertised propertyAdvertised detailsAsking price
Allium Tower, Colombo 63 bedrooms; 2 bathrooms; 1,037 sq ftLKR 44 million (4.4 crore)
The Address, Colombo 33 bedrooms; 3 bathrooms; 2,500 sq ftLKR 180 million (18 crore)

Compare the price per square foot

Divide the asking price by the advertised floor area. Allium Tower works out to approximately LKR 42,430 per sq ft (44,000,000 ÷ 1,037). The Address works out to LKR 72,000 per sq ft (180,000,000 ÷ 2,500). These figures describe two different advertised properties; neither establishes a neighbourhood rate.

Check the measurement basis before comparing. An advertised area may include balconies or an allocation of common space. Ask for a floor plan and a breakdown of internal space, balconies and other areas. Convert square metres to square feet by multiplying by approximately 10.764 when necessary.

Use price per square foot as a screening tool. Layout, usable rooms, building condition, parking rights and recurring charges can make a lower unit rate less attractive in practice.

Comparing brand-new apartments in Colombo

Compare new developments in similar locations using the same checklist: total purchase price, usable floor area, parking, maintenance fees and payment terms. A starting price may apply to a particular unit or exclude optional fittings, so request a written quotation for the exact apartment you are considering.

Review the developer's completed projects and handover record. For an apartment still under construction, ask for the payment milestones, expected completion date, specifications and contract terms covering delays. Have an independent lawyer review the ownership documents and agreement before you commit.

What makes one apartment cost more?

Compare several units in the same building or nearby developments before widening your search. A citywide average can hide the differences that matter to your household.

FactorWhat to compare
Location and accessCompare the actual street, commute, nearby services, noise and access at busy times. Keep Colombo city and wider district listings separate.
Size and layoutRecord usable space, bedroom sizes, ventilation, natural light and storage rather than bedroom count alone.
Building and conditionInspect the unit and common areas. Request maintenance history and information about planned repairs.
Floor and outlookCheck the view in person, heat exposure, lift access and nearby construction. Do not assume an open view is permanent.
Facilities and parkingCompare what is included in the price and what attracts an extra fee. Confirm the parking allocation in the documents.
Completion and inclusionsSeparate completed resale units from off-plan offers. List furniture, appliances, fit-out and any remaining payments.

Budget beyond the purchase price

The advertised amount is only the starting point. Obtain written estimates for each additional cost and confirm whether the seller's quote includes any applicable taxes. Your independent lawyer/notary and lender should confirm the amounts and payment dates for the actual transaction.

Budget itemWhat to confirm
Agreed purchase priceCurrency, payment schedule, inclusions and whether a reservation deposit is credited towards the price.
Transaction costsApplicable stamp duty, taxes, registration, title searches, legal/notarial fees and any buyer-paid agent fee.
Loan costsValuation, processing, mortgage documentation, insurance and the cash gap between the purchase price and approved loan.
Move-in costsInspection, repairs, furniture, appliances, utility connections and moving.
Building obligationsMaintenance contributions, deposits, reserve-fund payments and responsibility for arrears or special assessments.

A worked purchase-budget example

This is an illustration of the arithmetic, not a property quotation, tax estimate or lending offer. Suppose your agreed price is LKR 60 million and your lender confirms LKR 36 million in loan proceeds. You need LKR 24 million towards the price before other costs.

Replace every assumed cost with a written quotation. The 60% loan share here is an example, not an eligibility rule. A lower lender valuation or smaller approved loan would increase the cash you need. Keep a household emergency fund separate from the completion budget.

Illustrative itemAmount
Purchase priceLKR 60,000,000
Less confirmed loan− LKR 36,000,000
Cash towards priceLKR 24,000,000
Assumed transaction and loan costsLKR 3,000,000
Assumed repairs and movingLKR 1,500,000
Chosen reserveLKR 1,500,000
Total cash to arrangeLKR 30,000,000

What will it cost each month?

Build a second budget for life after completion: loan repayment, management fees, utilities, insurance and a monthly allowance for repairs and periodic charges. Request recent management statements and the building's approved budget, including any planned major works.

For a simple illustration, a management charge of LKR 25,000 a month costs LKR 300,000 a year before any increase or special assessment. That figure is an assumption, not a typical Colombo fee. Use the actual building's written schedule and ask what it covers.

For borrowing, obtain the lender's repayment schedule, fixed-rate period or variable-rate terms, fees and early-settlement conditions. Check whether you could still meet repayments if income fell or the rate increased. If you plan to rent the unit out, allow for vacancy, repairs and management expenses before treating rent as available income.

How should you read market reports?

The Central Bank of Sri Lanka's Q2 2025 report recorded a new-condominium price index of 271.8 for Colombo district, up 12.8% year on year. This is historical market context, not a September 2026 price quotation or a forecast.

An index measures movement relative to its base period; it does not give an apartment's price in rupees. Keep asking-price measures, developer-market data and completed resale evidence separate. Use a report to understand its stated period and coverage, then obtain recent comparable evidence for the specific property.

Before you make an offer

The right comparison is the total cost of a suitable, checked apartment. Use the headline price to build your shortlist, then decide with the documents, condition, running costs and financing in front of you.

  • Confirm the current asking price and obtain a dated schedule of inclusions.
  • Compare similar units using the same floor-area basis and remove duplicate listings.
  • Inspect the apartment and common areas; price any necessary repairs.
  • Request management charges, planned works, arrears information and parking details.
  • Have an independent lawyer/notary check the title, approvals, agreement and applicable transaction charges.
  • Confirm financing and the complete cash requirement before committing to payment dates.
  • Record any negotiated changes, refund conditions and handover commitments in writing.

Frequently asked questions

What is the average apartment price in Colombo?

This guide does not establish a citywide average. Its selected advertisements span LKR 44 million to LKR 180 million, but they differ in location, size and specification. Use a dated set of comparable properties or an independent valuation for your shortlisted unit.

How much is LKR 50 million in crore?

LKR 50 million is 5 crore, or 500 lakh. One crore equals LKR 10 million and one lakh equals LKR 100,000.

Are advertised apartment prices negotiable?

Some sellers invite negotiation, but there is no guaranteed discount. Support an offer with comparable properties, condition and written repair estimates. Confirm the final price, inclusions and payment terms in the agreement.

Does the asking price include taxes and legal fees?

Do not assume it does. Ask for an itemised statement of inclusions and have your lawyer/notary confirm applicable charges for the transaction. Add lender fees and move-in costs to your cash budget.

Is a smaller apartment always cheaper?

It may have a lower total price, but a higher price per square foot. Building quality, location, floor, parking and facilities can outweigh the size difference. Compare both the total cost and the usable space.

How much deposit will I need?

The reservation payment, contract deposit and lender-required cash contribution are different amounts. There is no universal figure used in this guide. Confirm each payment, whether it counts towards the purchase price, and its refund conditions before paying.

Can I use these examples as a bank valuation?

No. Advertisements are asking prices and may be outdated or incomplete. Your lender may require its own valuation and can approve a loan amount different from what you expected.
